Our Fee Structure
We have laid out our fee structure at Lextons clearly and in a straightforward manner to show how simply Landlords are able to spread the cost of our commission over the duration of the tenancy.
We have a vested interest in finding the right tenant, in that our commission is deducted from the rent to enable our Landlords to start receiving an income for their property as soon as the tenant has moved in.
As part of our company’s policies, we aim to go above and beyond the protection measures required by Law. We achieve this by being members of The Property Ombudsman and adhering to their Codes of Practice. Our clients can rest assured that there is a fair redress available in the unlikely event of an unresolved dispute involving our agency.
Instructing Lextons

- Create a payment account to receive rent
- It is central to Lextons ethos not to request any fees upfront
Marketing your property
- The team at Lextons are highly proactive and will call our database of fully qualified tenants
- Through Lextons, you will have access to tenants placed by the world’s most respected companies
- Your property will be listed on all major property portals, which includes: Rightmove, Zoopla, On the Market and Prime Location
- Potential tenants from our high quality database will receive specifically targeted email alerts
- Registered tenants will receive priority property alerts
- Your property will be given a tailored social media plan
- Depending on your selected package, for an additional cost, an appointment will be organised for a professional photographer to take photographs of your property and produce a floorplan
- You will receive a preview of the property description and photography to approve before it is launched onto any online portal
- With your permission we are able to authorise key release to any third-party supplier
Qualifying the Tenant
- Lextons will verify the identity of all adult tenants
- Tenants references will be requested and collected
- We will conduct thorough ‘Right to Rent’ checks
- Prior to the tenant’s move-in date, we will ensure direct debits are set up
- For the additional cost of £50.00 we will carry out an in-person pre-tenancy property check
Legal compliance
We will ensure all Anti-Money Laundering and government imposed regulations are correctly adhered to by:
- Obtaining, verifying and securely uploading your identification documents and proof of address
- We will verify and upload an existing Energy Performance Certificate or for an additional cost we can order a new EPC to be carried out
- We are able to organise a new Gas Safety Certificate.
- We are able to organise a new Portable Appliance Test
- We are able to organise a new Electrical Installation Condition Report
- We will check and confirm the number of smoke and carbon monoxide alarms in your property
- We are able to offer advice as to whether your property requires additional smoke or carbon monoxide alarms, which we will order at an additional cost
- Lextons are able to arrange the professional cleaning of your property
- We will organise a inventory and check-in report.
Accompanied Viewings
- All viewings of your property will be accompanied by a member of the Lextons team
- You will receive regular updates of booked in viewings
- We will ensure to provide you with accurate and honest feedback from potential tenants about your property
Receiving An Offer
- A dedicated Lextons negotiator will be appointed to your property to attain the best possible price for you
Financial Management
Unless you are simply using Lextons to find you a suitable tenant we will:
- Be responsible for the rent collection for your property and will ensure it is transferred into your account within three working days from receipt of rent
- You will be notified of any outstanding rent
- Lextons will provide you with accurate: tax statements, VAT statements and extra work statements, if you have chosen to have your property managed by us.
Deposit
- All deposits will be logged with a Tenancy Deposit Protection (TDP) Scheme
Communication
- We will keep track of your properties deposit release negotiations
Property Maintenance
Lextons can carry out several actions to ensure the upkeep of your rental property's maintenance, including:
- We will raise a change in occupancy request for your property
- We will add utility companies for your property
- We will add utility meter serial numbers
- We will add warranty details of all appliances
Tenancy Renewals & Property remarketing
When it comes to tenancy renewals and remarketing your property after a tenancy has ended Lextons will make the process and easy as possible for you by:
- For existing tenants of managed landlords we will negotiate rent increases
- We will produce and obtain new signed contracts online for both you and your tenants
- We will discuss with you remarketing the property to find new tenants
- We will assist you with increasing your investment portfolio by offering honest and knowledgeable advice.
